\nPosition Overview
\nWe are seeking a dependable, hands-on Apartment Maintenance Technician to support the day-to-day maintenance and upkeep of a multifamily residential property. The ideal candidate will have strong general maintenance skills with a particular strength in plumbing.
\nThis position requires someone who can troubleshoot problems, respond to resident service requests, work independently, and complete repairs safely and efficiently.
\nKey Responsibilities

- Maintain regular and punctual attendance. \n
- Receive, prioritize, and complete maintenance/service orders in an efficient and timely manner. \n
- Inspect, troubleshoot, and diagnose basic problems with heating and air conditioning equipment in individual apartment units and property facilities. \n
- Perform routine HVAC maintenance and minor repairs; significant HVAC repairs will be handled by an HVAC Technician. \n
- Respond to resident maintenance requests and communicate professionally with residents, Leasing Consultants, and the Property Manager. \n
- Perform minor to moderate plumbing repairs, including: \n
- \n
- Repairing leaks in toilets, sinks, and plumbing fixtures \n
- Unclogging toilets and drains \n
- Replacing plumbing components and fixtures \n
- Installing basic plumbing fixtures \n
- Troubleshooting common residential plumbing issues \n
\n - Repair and replace property-owned kitchen appliances, including refrigerators, stoves, washers, and dryers. \n
- Repair or replace light fixtures and perform minor electrical repairs. \n
- Repair locks, doors, and other miscellaneous items throughout the property. \n
- Perform basic carpentry work, including: \n
- \n
- Installing door hardware and hinges \n
- Window repairs and replacement \n
- Installing shelving \n
- General apartment repairs \n
\n - Prepare recently vacated apartments for new residents, including completing necessary repairs and maintenance. \n
- Assist with swimming pool maintenance and general property upkeep. \n
- Maintain assigned areas of the property in a clean, safe, and presentable condition. \n
- Notify the Supervisor of maintenance issues requiring additional attention or specialized repair. \n
- Participate in a rotating on-call schedule approximately every 3 weeks, including evenings and weekends. \n
- Perform other maintenance and property-related duties as assigned. \n
Qualifications & Experience
\n- \n
- 13 years of previous maintenance experience, preferably in a multifamily residential/apartment community. \n
- Strong residential maintenance background with a particular emphasis on plumbing. \n
- Working knowledge of: \n
- \n
- Residential plumbing \n
- Appliances \n
- Lighting fixtures \n
- Basic electrical repairs \n
- HVAC troubleshooting \n
- Carpentry \n
- General building maintenance \n
\n - Ability to safely operate common hand and power tools, including drills, saws, circular saws, screwdrivers, plumbing tools, and related equipment. \n
- Ability to troubleshoot problems and determine appropriate repairs. \n
- Comfortable working independently with limited supervision while also functioning effectively as part of a maintenance team. \n
- Strong communication and organizational skills. \n
- Ability to prioritize multiple service requests and respond to changing needs. \n
- Dependable, professional, and customer-service oriented. \n
Physical Requirements
\nThe position requires the ability to perform hands-on maintenance work throughout residential properties, including:

- Bending, twisting, turning, reaching, pushing, and pulling. \n
- Climbing stairs and ladders as needed. \n
- Working in tight or confined areas associated with apartment maintenance. \n
- Lifting and carrying objects weighing up to 50 pounds. \n
- Standing and walking for extended periods. \n
- Using hand and power tools safely and effectively. \n
Schedule & On-Call Requirements
\n- \n
- Regular maintenance schedule based on property needs. \n
- Rotating on-call duty approximately every 3 weeks. \n
- On-call responsibilities include evenings and weekends. \n
- Must be available to respond to emergency maintenance situations during assigned on-call periods. \n
Compensation & Benefits
\n- \n
- $24-$25/hr BOE \n
- Weekly gas stipend provided. \n
- Gas stipend and compensation structure may vary by location. \n

Ideal Candidate
\nThe strongest candidate will be a hands-on apartment maintenance professional who is especially strong with plumbing. Candidates should be comfortable walking into an apartment, diagnosing the problem, identifying the appropriate repair, and completing the work safely and professionally.
