\nPosition Overview
\nWe are seeking an experienced, hands-on Maintenance Manager to oversee maintenance operations for a multifamily residential property. This position is responsible for leading the maintenance team, managing service requests, coordinating repairs, maintaining property standards, and ensuring residents receive timely and professional maintenance support.
\nThe ideal candidate will have strong multifamily maintenance experience, excellent troubleshooting skills, and a strong background in plumbing and general apartment maintenance. This is a hands-on leadership position requiring someone who can manage the maintenance operation while also stepping in to troubleshoot and perform repairs when needed.
\nKey ResponsibilitiesMaintenance Operations & Leadership

- Oversee the day-to-day maintenance operations of the assigned apartment community. \n
- Lead, train, schedule, and coordinate maintenance personnel. \n
- Assign and prioritize work orders based on urgency, resident needs, and property requirements. \n
- Monitor completion of service requests to ensure repairs are handled accurately, efficiently, and within established timelines. \n
- Inspect completed work to ensure quality, safety, and compliance with property standards. \n
- Respond to escalated maintenance issues and assist technicians with troubleshooting and repairs. \n
- Maintain regular communication with the Property Manager regarding maintenance needs, staffing, major repairs, and property conditions. \n
- Notify management of significant building, mechanical, plumbing, electrical, HVAC, or safety issues. \n
- Maintain accurate maintenance records, work orders, inventory, and equipment documentation. \n
- Coordinate with outside contractors and specialized vendors when repairs exceed the capabilities of the maintenance team. \n
Plumbing & General Maintenance
\nThe Maintenance Manager should be comfortable performing and supervising a broad range of apartment maintenance, with strong plumbing skills being a major priority.
\nResponsibilities include:

- Troubleshooting and repairing residential plumbing systems. \n
- Repairing leaks involving toilets, sinks, faucets, supply lines, drains, and other fixtures. \n
- Unclogging toilets and drains. \n
- Replacing and installing plumbing fixtures and components. \n
- Troubleshooting basic HVAC issues and performing routine maintenance. \n
- Coordinating significant HVAC repairs with qualified HVAC Technicians or contractors. \n
- Repairing and replacing property-owned appliances, including: \n

- Refrigerators \n
- Stoves \n
- Washers \n
- Dryers \n
\n - Repairing and replacing light fixtures and performing minor electrical repairs. \n
- Repairing locks, doors, hinges, and related hardware. \n
- Performing carpentry repairs, including shelving, doors, windows, and general apartment repairs. \n
- Preparing vacant apartments for new residents. \n
- Assisting with swimming pool maintenance and general property upkeep. \n
- Maintaining common areas, buildings, grounds, and property facilities in a clean, safe, and operational condition. \n
Work Order & Resident Service Management

- Monitor incoming maintenance requests and ensure work orders are properly assigned and tracked. \n
- Prioritize emergency, urgent, and routine requests appropriately. \n
- Ensure residents receive professional and courteous service. \n
- Communicate with residents regarding maintenance concerns, scheduling, access, and completion of repairs. \n
- Work closely with Leasing Consultants and the Property Manager to address resident and property needs. \n
- Follow up on outstanding or recurring maintenance issues. \n
- Identify recurring problems and recommend long-term solutions. \n
Preventative Maintenance

- Establish and maintain preventative maintenance practices for property equipment and building systems. \n
- Conduct routine inspections of apartments, mechanical areas, common areas, and property facilities. \n
- Identify potential maintenance issues before they become costly repairs. \n
- Maintain tools, equipment, and maintenance supplies. \n
- Monitor inventory and communicate supply needs to management. \n
- Help maintain property standards and ensure buildings remain safe, functional, and presentable. \n
Team Management

- Provide day-to-day direction and support to maintenance employees. \n
- Train employees on proper maintenance procedures, tools, equipment, and safety practices. \n
- Promote safe work practices and proper use of personal protective equipment. \n
- Monitor employee performance and work quality. \n
- Assist management with staffing, scheduling, and performance-related issues. \n
- Foster a professional, accountable, and team-oriented maintenance environment. \n
Qualifications & Experience
\n- \n
- 3+ years of maintenance experience, preferably within a multifamily residential/apartment environment. \n
- Previous experience leading, supervising, or managing maintenance personnel strongly preferred. \n
- Strong plumbing experience required. \n
- Broad knowledge of residential apartment maintenance and building systems. \n

- Ability to work independently while effectively managing and supporting a maintenance team. \n

Physical Requirements
\nThis is a hands-on maintenance leadership position. The Maintenance Manager must be capable of performing physical maintenance tasks when necessary, including:

- Bending, twisting, turning, reaching, pushing, and pulling. \n
- Climbing stairs and ladders. \n
- Working in tight or confined areas. \n
- Standing and walking for extended periods. \n
- Operating hand and power tools. \n
- Lifting and carrying objects weighing up to 50 pounds. \n
- Performing repairs inside occupied and vacant apartment units as well as common areas and mechanical spaces. \n
On-Call Requirements

- Participate in a rotating on-call schedule approximately every 3 weeks. \n
- On-call responsibilities include evenings and weekends. \n
- Must be available to respond to emergency maintenance situations during assigned on-call periods. \n
- Responsible for coordinating appropriate response to after-hours emergencies and ensuring critical maintenance issues are addressed promptly. \n

Ideal Candidate
\nThe ideal Maintenance Manager is a hands-on multifamily maintenance professional and strong leader who understands what it takes to keep an apartment community operating efficiently.
\nThis person should be comfortable managing a maintenance team, prioritizing work orders, dealing directly with residents, coordinating vendors, and personally troubleshooting or completing repairs when necessary.
\nA strong plumbing background is highly preferred, along with broad experience in residential HVAC, electrical, appliance repair, carpentry, and general building maintenance.
\nStrong plumbing skills + multifamily maintenance experience + leadership ability are the key priorities for this position.
