Peoria Maintenance Technician
Job Description
Core 3 is seeking an experienced and customer-focused Maintenance Technician to support the day-to-day maintenance operations of our managed properties. Our mission is to simplify the real estate experience by delivering comprehensive property management and maintenance solutions. This role plays a key part in ensuring our properties are safe, well-maintained, and operating efficiently while providing exceptional service to residents and property owners.
\nThis position is not a groundskeeping, porter, or janitorial role. The ideal candidate will have hands-on residential maintenance experience and the ability to independently diagnose, troubleshoot, and complete repairs in occupied homes and apartment communities.

Responsibilities \n- \n
- Complete assigned maintenance work orders generated from resident requests. \n
- Diagnose, troubleshoot, and repair maintenance issues in occupied homes and apartment communities. \n
- Perform residential plumbing repairs including toilets, flappers, fill valves, faucets, garbage disposals, drain clogs, and shut-off valves. \n
- Troubleshoot and repair basic electrical issues including outlets, switches, GFCIs, breakers, light fixtures, and ceiling fans. \n
- Complete drywall, painting, carpentry, hardware, lock, and door repairs. \n
- Perform appliance troubleshooting and repairs. \n
- Conduct preventative maintenance inspections and identify potential issues before they become larger problems. \n
- Ensure all make-ready repairs and services are completed on schedule. \n
- Communicate professionally and respectfully with residents regarding maintenance concerns and work order status. \n
- Schedule appointments with residents as needed and provide updates throughout the repair process. \n
- Follow up with residents to ensure maintenance concerns have been resolved satisfactorily. \n
- Accurately document completed work orders, notes, and materials used electronically via phone. \n
- Maintain company vehicle, tools, and equipment in a clean and professional manner. \n
- Follow all company safety procedures, maintenance policies, and Fair Housing requirements. \n
- Participate in an after-hours on-call rotation. \n
- Respond to emergency maintenance situations as needed. \n

- Minimum of 2 years of hands-on residential maintenance experience. \n
- Ability to independently diagnose and troubleshoot common residential maintenance issues. \n
- Experience performing plumbing, electrical, appliance, drywall, painting, and general maintenance repairs. \n
- Experience working inside occupied homes, apartments, or residential properties. \n
- Strong customer service and communication skills. \n
- Ability to interact professionally with residents, vendors, coworkers, and property owners. \n
- Understanding of the importance of Fair Housing compliance and treating all residents consistently and respectfully. \n
- Ability to use smartphones, tablets, and mobile maintenance software. \n
- Valid driver's license and acceptable driving record. \n
- Ability to lift, carry, push, and pull up to 50 pounds and perform physical work throughout the day. \n

- Property management maintenance experience. \n
- HVAC certification or HVAC service experience. \n
- Appliance repair experience. \n
- Trade school education or technical certifications. \n
- \n
- Repairs are completed correctly the first time. \n
- Residents receive professional, respectful service. \n
- Work orders are completed accurately and on time. \n
- Maintenance issues are diagnosed efficiently and resolved with minimal supervision. \n
- Company standards, safety procedures, and Fair Housing requirements are consistently followed. \n
