Spearheads Recruitment is working with a growing boutique commercial law firm to recruit an experienced Commercial Property Solicitor.

\n

This is an excellent opportunity for a commercially minded solicitor with strong commercial property and bridging finance experience who is looking for greater autonomy, direct client contact and the opportunity to play an important role within a progressive and expanding legal practice.

The Opportunity

\n

\n

Our client advises businesses, property investors, developers, landlords, tenants and lenders across a broad range of commercial property matters.

\n

\n

As part of their continued growth, they are looking for a Commercial Property Solicitor who can confidently manage their own caseload and, importantly, has hands-on experience of bridging finance transactions alongside broader commercial property work.

\n

\n

The successful candidate will understand the fast-paced nature of bridging transactions and be comfortable working to tight deadlines while maintaining excellent attention to detail and client service.

\n

\n

What You'll Be Doing

\n

\n

You will manage a varied caseload covering commercial property and property finance matters, a low caseload, with a focus on client service, and no financial target pressures.

\n

\n

Bridging finance transactions – this experience is essential

\n

Acting for lenders and/or borrowers on bridging and short-term property finance

\n

Secured lending and refinancing transactions

\n

Commercial property acquisitions and disposals

\n

Acting for landlords and tenants on commercial leases

\n

Lease renewals, assignments, variations and surrenders

\n

Property investment transactions

\n

Commercial development matters

\n

Reviewing and reporting on title

\n

Reviewing security documentation and associated property documentation

\n

Drafting and negotiating commercial property documents

\n

Carrying out due diligence and identifying title or security issues

\n

Managing transactions from initial instruction through to completion

\n

Working effectively to the tight turnaround times often required within bridging finance

\n

Liaising directly with lenders, borrowers, brokers, agents and other professional advisers

\n

Providing clear, practical and commercially focused legal advice

\n

Essential Experience

\n

\n

To be considered for this position, you must have:

\n

\n

Qualification as a Solicitor in England & Wales

\n

Previous experience handling bridging finance transactions

\n

Strong commercial property experience

\n

Experience with secured lending and property finance matters

\n

Experience handling commercial acquisitions and disposals

\n

Knowledge of commercial leases and landlord and tenant matters

\n

The ability to manage transactions independently from instruction through to completion

\n

Strong drafting, due diligence and negotiation skills

\n

The ability to work accurately under pressure and meet tight completion deadlines

\n

Excellent commercial awareness and client communication skills

\n

\n

We're particularly interested in speaking with solicitors who understand the pace of the bridging market and can confidently progress transactions while identifying and resolving potential issues quickly.

\n

What's On Offer?

£40,000 – £50,000 depending on experience

\n

\n
