Site Manager – Luton Location: Luton Duration: 25 weeks Start: Immediate / ASAP Project: Commercial Refurbishment Role: Site Manager We are currently looking for an experienced Site Manager to oversee a technically demanding refurbishment project in Luton, with an anticipated duration of approximately 25 weeks. This is a hands-on Site Manager position suited to someone with a strong technical construction background, who is confident working from architectural and technical drawings, coordinating trades and making informed decisions on site alongside the wider design and project team. The Project The project involves a significant refurbishment and structural alteration package, including a full internal strip-out, demolition and associated structural works. The works will include the installation of new lintels, alterations to internal walls, new internal and external doors and windows, roof works, M&E configuration and coordination, new plastering and general refurbishment. The successful Site Manager will need to be comfortable overseeing works from the initial strip-out through to completion, ensuring that all trades are properly coordinated and that works are carried out in accordance with the drawings, specification and programme. The Role As Site Manager, you will be responsible for the day-to-day management and supervision of the site, ensuring works are delivered safely, to programme and to the required quality standards. You will need to be technically strong, able to read and interpret architectural, structural and M&E drawings, identify potential issues and make practical decisions on site. You will coordinate subcontractors and site operatives, manage the sequencing of works and liaise closely with the client, consultants and wider project team. The role will involve overseeing structural alterations, including lintel and wall works, as well as roofing, door and window installations, M&E coordination, plastering and finishing works. You will also be responsible for maintaining site standards, monitoring progress, managing quality and resolving technical issues as they arise. The ideal candidate will have a proven background managing refurbishment, strip-out and structural alteration projects, rather than solely new-build experience. About You The successful candidate will have previous experience working as a Site Manager on refurbishment or technically complex construction projects and will have a strong practical and technical understanding of building works. You should have demonstrable experience of refurbishment and strip-out projects, structural alterations, lintel installations, roofing works, internal and external doors and windows, M&E coordination, plastering and internal finishes. You must be confident reading architectural and technical drawings, coordinating multiple trades and using your technical knowledge to identify and resolve issues on site.
