Property ManagerTelfordBasic Salary £30,000Our client is looking for a proactive and customer focused Property Manager to join their very busy Lettings Team in Telford Excellent opportunity to join an expanding teamThe successful individual needs to be motivated, enjoy building long term relationships, a strong multi-tasker and can ensure all tenancy matters are dealt with efficiently and professionally throughout the entire tenancy lifecycleKey dutiesProvide a professional response for incoming enquiries and office visitorsSupport the lettings team by attending property viewings when requiredManage the collection of rent and administration of landlord paymentsProcess supplier invoices and coordinate contractor payments accuratelyMonitor tenant arrears, communicating with tenants and landlords to resolve outstanding balances promptlyManage the move out process, including negotiating deposit deductions and coordinating deposit returnsOversee rent increase reviews and serve notices in line with current legislationMonitor and arrange the renewal of key compliance certificates, including Gas Safety Certificates, EICRs and EPCsSchedule and conduct property inspections, producing detailed and accurate reports for landlordsManage maintenance requests from initial reporting through to completion, liaising with landlords, tenants and contractors throughoutBuild and maintain strong relationships with landlords, tenants and contractorsEnsure tenancy records, property files, compliance documents are up to dateKey characteristics requiredNaturally well-organised and able to manage a varied workload effectivelyProactive and solutions focused with a positive, can do attitudeConfident in handling difficult conversations professionally and empatheticallyExcellent at building rapport and maintaining strong client relationshipsStrong communicator with outstanding written and verbal communication skillsComfortable working independently and as part of a teamAble to deliver first class customer service at all timesUse own initiative to effectively prioritise workloads under pressureThe successful candidate MUST have experience within residential lettings, property management or tenancy managementIn the first instance contact either Anita or Jodie at Career StudioTPBN1_UKTJ
