An established and highly regarded super-prime residential contractor is looking to appoint an Estimator to join its London team.

The business delivers some of the most impressive private residential projects in London, working with leading architects, designers and consultants on complex refurbishments and new-build schemes where the standard of finish is exceptional.

This is an opportunity to join a contractor with an excellent reputation in its market and play an important role in securing and shaping its future projects.

Working closely with the senior management and commercial teams, you'll take responsibility for preparing tenders for high-value residential projects across Prime Central London.

These aren't straightforward, repetitive tenders.

Projects typically involve complex structural alterations, exceptional finishes, bespoke joinery, specialist stonework, high-end M&E installations and significant coordination between specialist trades.

The ability to understand how a project will actually be built is therefore just as important as being able to price it.

You'll be involved from the initial enquiry through to tender submission and handover to the delivery team.

Your responsibilities will include:

• Reviewing tender documentation, drawings and specifications
\n
• Preparing detailed estimates and tender submissions
\n
• Producing accurate take-offs and bills
\n
• Identifying project risks, opportunities and potential design issues
\n
• Preparing subcontract and supplier enquiry packages
\n
• Obtaining and analysing subcontractor quotations
\n
• Building relationships with specialist subcontractors and suppliers
\n
• Working with the project and commercial teams to develop construction methodology and programme considerations
\n
• Identifying value engineering opportunities where appropriate
\n
• Attending tender interviews and clarification meetings
\n
• Preparing tender adjudications with senior management
\n
• Supporting negotiations through to contract award
\n
• Providing a comprehensive handover to the project delivery team
\n

You'll already have experience within construction estimating, ideally gained with a main contractor operating in the prime or super-prime residential market.

However, we're also interested in Estimators from other high-quality refurbishment, fit-out or specialist construction environments who understand the level of detail these projects demand.

You'll need to be commercially astute, methodical and comfortable interrogating drawings and specifications rather than simply pricing what's put in front of you.

Just as importantly, you'll understand that successful estimating in this market relies heavily on relationships knowing the right specialist subcontractors, understanding their capabilities and being able to get the right people interested in a project.

You'll ideally bring:

• Previous estimating experience within a main contractor

• Strong understanding of refurbishment and high-quality construction
\n
• Excellent take-off and analytical skills
\n
• Good knowledge of subcontract procurement and the London supply chain
\n
• The ability to interrogate drawings, specifications and tender information
\n
• Strong commercial awareness
\n
• Excellent communication and negotiation skills
\n
• A methodical approach with exceptional attention to detail
\n

Experience within prime or super-prime residential construction would be particularly valuable.

This is an opportunity to join a contractor where the estimating team has a genuine influence over the projects the business takes on and how they're approached.

You'll work closely with experienced senior management rather than sitting within a large, heavily structured pre-construction department.
