Reed is recruiting on behalf of a leading property management company in Manchester, known for providing safe, inclusive, and sustainable accommodation. We are seeking a hands-on Maintenance Manager to oversee and maintenance operations across various housing contracts in Manchester. This role is ideal for candidates with a background in trades, facilities, or caretaking. A company van will be provided, and the properties are located throughout Manchester.
\nDay-to-day of the role:

- Carry out hands-on maintenance and repairs across the portfolio, ensuring issues are resolved promptly and to a high standard. \n
- Manage and coordinate day-to-day maintenance activities, including planning and overseeing both reactive and planned works. \n
- Conduct regular property inspections and surveys to identify maintenance needs, ensuring properties remain safe, compliant, and well-maintained. \n
- Develop, manage, and prioritise maintenance schedules in line with operational, contractual, and legislative requirements. \n
- Assess damage reports, determine root causes, and coordinate appropriate remedial actions. \n
- Prepare scopes of work and review contractor proposals to ensure works are cost-effective and aligned with business standards. \n
- Work closely with internal teams and external contractors to agree on timelines, costs, and delivery plans, ensuring smooth execution of works. \n
- Oversee the delivery of maintenance works on-site, conducting quality checks and ensuring compliance with health, safety, and regulatory standards. \n
Required Skills & Qualifications:

- Proven experience in a hands-on building maintenance role, with supervisory or team coordination experience preferred. \n
- Background in property, housing, or facilities management, ideally within a contractual setting. \n
- Strong knowledge of property compliance and health and safety regulations; IOSH or NEBOSH certification is desirable. \n
- Experience using maintenance/repairs systems (e.g., Fixflo) to manage jobs and track progress. \n
- Excellent organisational and problem-solving skills, with a proactive, hands-on approach. \n
- Effective communication skills, capable of working with contractors, colleagues, and stakeholders. \n
