Position OverviewOn behalf of our client, a leading property services provider, we are seeking a skilled and professional Handyman & Electrical Maintenance Operative for an immediate start in Feltham. This role focuses on executing high-quality general handyman repairs and planned property maintenance across local sites, alongside performing minor, non-statutory electrical works. The ideal candidate will combine technical competency with a strong commitment to health, safety, and professional candidate-client relations.

Key Responsibilities

Electrical Maintenance & Compliance (Minor Works)

  • Installations: Replace light fittings, lamps, bulbs, LED systems, and ceiling pendants.
  • \n
  • Component Repairs: Renew damaged switches, socket outlets, fused spurs, and electrical faceplates.
  • \n
  • Safety & Testing: Safely isolate circuits prior to works, and utilise voltage/socket testers for basic fault diagnosis.
  • \n
  • Pre-Tenancy Checks: Conduct routine electrical safety inspections ahead of new resident move-ins.
  • \n
  • Life Safety Systems: Install, test, and replace smoke and carbon monoxide alarms.
  • \n
  • Escalation: Identify complex issues and report faults requiring a fully qualified Electrician.
  • \n

Building & Property Maintenance

  • General Upkeep: Carry out essential general handyman repairs and planned property maintenance across multiple locations.
  • \n
  • Fabric Repairs: Repair damaged plasterboard and surfaces using fillers ahead of redecoration.
  • \n
  • Painting & Decorating: Apply high-quality finishes to walls, ceilings, woodwork, and communal spaces.
  • \n
  • Carpentry Maintenance: Install and repair doors, locks, handles, shelving, architraves, and skirting boards.
  • \n
  • Plumbing Operations: Resolve minor plumbing issues, including unblocking sinks, replacing taps, fitting shower heads, and renewing silicone seals.
  • \n
  • Ventilation: Replace kitchen and bathroom extractor fans as authorised.
  • \n

Operational Efficiency & Safety

  • Inspections: Conduct proactive building surveys to identify and log maintenance defects.
  • \n
  • Compliance: Adhere strictly to risk assessments, safe systems of work, and health and safety legislation.

  • Stakeholder Relations: Liaise professionally with housing officers, external contractors, and residents.
  • \n
  • Asset Care: Safely operate power tools and maintain all equipment and vehicles in pristine condition.

Candidate Requirements

  • Proven experience in a multi-trade maintenance, caretaking, or housing sector role.
  • \n
  • Demonstrated capability to safely isolate electrical circuits and perform minor accessory swaps.
  • \n
  • Strong communication and customer service skills within occupied residential environments.
  • \n
  • While a full driving licence is not mandatory, the ability to commute between local sites efficiently is highly advantageous.
