Summary

The Senior Project Manager is responsible for the overall management of multiple construction projects and project teams in accordance with company policies, procedures and goals by performing their duties personally or through subordinate supervisors.

\n

General Responsibilities

\n
    \n
  1. Provide overall management of multiple construction projects by supervising Project Managers and project teams to ensure completion of the projects on time and on budget
  2. \n
  3. Promote healthy relationships with the ownership team and consultants
  4. \n
  5. Update Project Executive on the status of projects and performance of project teams
  6. \n
\n

Senior Project Manager Responsibilities

\n
    \n
  1. Oversee project teams in the management of the project in accordance with company policies and contractual obligations
  2. \n
  3. Review and understand project pre-construction planning and documentation
  4. \n
  5. Review executed general contract agreements to fully understand and comply with all contractual terms and obligations between owners and contractor
  6. \n
  7. Review and fully understand the relationship and obligations between contractor and all project design, engineering and development consultants
  8. \n
  9. Support the purchasing department and Project Managers with direct involvement in the buy-out process to maximize profitability and completeness of subcontractor scopes while assembling the best project subcontractor teams as quickly as reasonably possible
  10. \n
  11. Review all project subcontract agreements and major supplier purchase orders to fully understand and comply with all contractual terms and obligations between contractor and all subcontractors and major suppliers
  12. \n
  13. Become intimately familiar with all project plans, specifications and project requirements
  14. \n
  15. Work with Project Managers and Superintendents in the creation, management, updating and reporting of the construction schedules through project completions
  16. \n
  17. Oversee the monitoring and achievement of project schedule milestones and reporting of delays to owners
  18. \n
  19. Oversee project teams in scheduling and monitoring the submittal process and material procurement
  20. \n
  21. Oversee Project Managers on the timely and accurate preparation of monthly payment applications and pursue timely payments by the owner
  22. \n
  23. Provide oversight of project RFIs
  24. \n
  25. Oversee change management processes with Project Managers
  26. \n
  27. Attend weekly project team meetings
  28. \n
  29. Attend and contribute to all project OAC meetings managing the project team in updates of various tracking documents
  30. \n
  31. Provide oversight and periodic review of project daily reports on regular basis for completeness and timeliness
  32. \n
  33. Oversee the Project Manager and Superintendent in the quality assurance and quality control (QA/QC) of all project installations
  34. \n
  35. Provide oversight of project final inspections and close-out
  36. \n
  37. Monitor and audit project team correspondence with the owner, lender, consultants and subcontractors
  38. \n
  39. Provide oversight of project staff in public agency coordination and permit applications
  40. \n
  41. Monitor the accuracy and timely delivery of required project deliverables in accordance with contract requirements
  42. \n
  43. Promote the maintenance of a safe work environment and adherence to all company safety policies in conjunction with the project team and company Safety Coordinator
  44. \n

Supervisory Responsibilities

  1. Mentor and supervise Project Managers and project teams
  2. \n
  3. Monitor and manage the workloads of Project Managers and project teams to maintain efficient productivity
  4. \n
  5. Support the recruitment and interviewing of potential new project staffing candidates as necessary to ensure achievement of project goals and company objectives
  6. \n
  7. Promote accountability and responsibility of Project Managers in adherence to company policies and procedures
  8. \n
  9. Motivate and coach Project Managers and project teams to continually improve performance and respond to customer needs
  10. \n
  11. Review and monitor performance of Project Managers and conduct periodic performance reviews and develop performance improvement plans as necessary
  12. \n
  13. Carry out supervisory responsibilities in accordance with the company’s HR policies and applicable laws
  14. \n

Requirements

\n

Qualifications

\n
    \n
  1. Minimum 10 years of construction project management experience including 5 years of multi-family construction experience
  2. \n
  3. High school diploma or equivalent
  4. \n
  5. College level courses in construction management related curriculum or bachelor’s degree in construction management or business related major preferred
  6. \n
  7. Detailed knowledge of the building industry
  8. \n
  9. OSHA 10-hour and CPR/First-Aid certifications
  10. \n
  11. LEED credentials a plus
  12. \n
  13. Valid CA driver’s license is required
  14. \n
  15. Competency with Microsoft Word, Excel, Outlook, PM Web or other construction project management software
  16. \n
\n

Work Environment

  1. Perform job duties in a professional office environment on a construction site where standard office equipment is routinely used

  7. Periodically travel to visit clients, partners, vendors and consultants as required
  8. \n
  9. Travel to other construction job sites on as-needed basis

  11. Travel to meetings at off-site locations as required
