Responsible to: Building Maintenance Officer

ICT & Education Infrastructure Manager / Access & School Places Programme Manager

Key relationships/Functional links with:

\n

Heads of Service and Managers across a range of disciplines within Education & Early Intervention Department. Other contacts include officers within the Council, Councillors, Community Councils, schools, representatives of outside bodies, statutory undertakers, Consultants, Contractors, outside agencies, citizens of Wrexham.

\n

Main Purpose of Job: Building Maintenance Officer

\n

To provide building maintenance services for all Education property including reactive, legislative, planned and cyclical maintenance and to provide advice and support to the Access and School Places Team on maintenance of new build, refurbishment and improvement schemes, working closely with and supporting the work of the Building Maintenance Team within Assets. To ensure that the Council’s Education property portfolio meets the requirements of service occupiers and all statutory regulations and to be personally aware of and adhere to systems and processes to ensure compliance with relevant Building Maintenance legislation.

Main Responsibilities / Accountabilities:

\n

The jobholder will be expected to complete the responsibilities / accountabilities effectively in order to deliver the key objectives of the organisation.

\n

To work with Education's Access & School Places Team providing a professional building surveying service and to advise external groups/agencies where appropriate.

\n

To be involved in the procurement and organisation of planned and reactive maintenance and refurbishment works (including design, detailing and specification writing) as required.

\n

To provide technical assistance and guidance on all building maintenance related issues to clients and officers of the council.

\n

To receive, record, monitor and act upon all technical queries and job requests in respect of the specified service area.

\n

To review condition surveys in connection with building maintenance and building services installations and provide technical recommendations and budget estimates for subsequent services required.

\n

To maintain an informed awareness of new developments and products and changes in relevant policies, regulations and legislation and their likely immediate or future impact on the Council.

\n

To ensure compliance with and enforcement of the Council’s Standing Orders, Financial Regulations and Health and Safety procedures in all aspects of work within the specified service area.

\n

To assist in the preparation of tender documentation, feasibility studies, estimates, cost plans, contract documentation and undertake the certification of payments to Contractors as required to deliver the Council's building maintenance related capital and planned maintenance programme.

\n

To assist in the planning and co-ordination of planned maintenance and new installations in all Education property.

\n

To contribute towards a positive and effective working relationship between the building maintenance team and all other departments, external agencies, statutory undertakers, contractors and consultants.

\n

To liaise with external organisations which use the Council’s building maintenance expertise.

\n

Ability to travel generally across Wrexham County Borough e.g. visit clients or work sites attend meetings).

\n

General information:

The post holder will be required to comply with organisation’s policies and procedures.

\n

The organisation has a no smoking policy. Staff are not permitted to smoke on any of the organisation’s premises nor in any vehicle used on organisation business.
