Operations Manager – Property Technology Location: London Position: Full‑time About the Role TML Recruitment is recruiting for an Operations Manager to manage the end‑to‑end operational delivery of a property technology service designed to maximise value from vacant commercial properties. This role ensures deployments are controlled, documented, and commercially effective, combining lease and terms of business administration, council notifications, billing and deposits, deployment tracking, evidence packs, client coordination, property status reporting, and hardware/landing page setup. It is a hands‑on position suited to a property/operations professional who enjoys the nuts and bolts of delivery: going out to sites, setting up technology, coordinating documentation, and keeping processes tight. The business installs Wi‑Fi and beacon technology into empty properties, runs marketing campaigns from those platforms, and manages occupation from a business rates perspective. Key Responsibilities * Lease & TOB Administration: Track lease and TOB lifecycles, maintain documentation, and coordinate council notifications. * Deployment Management: Oversee Wi‑Fi/Bluetooth hardware setup, landing page creation, QR code engagement, and evidence capture. * Rates & Billing: Manage council notifications, liabilities, deposits, invoicing workflows, and payment tracking. * Client Coordination: Act as operational liaison between internal teams, clients, and councils, producing clear status updates. * Evidence & Compliance: Maintain evidence packs, flag risks, and ensure consistent delivery standards. * Marketing Operations: Support property‑specific landing pages and targeted campaigns. Candidate Profile * Strong process, document, financial, and stakeholder management skills. * Experience in property operations, business rates, lease administration, billing, or client service delivery. * Tech‑savvy, adaptable, and confident taking ownership of operational tasks. * Comfortable travelling to sites and setting up deployments. * Highly organised, detail‑oriented, and commercially aware. * Right attitude to learn, training will be provided.
